Scope of Work for Golf Course Development Study

1. Civil Engineering (Brockette-Davis-Drake)
  a. Research to include:
    i. Site Observation.
    ii. Meet and obtain engineering design requirements from the City of Denton and TXDOT.
    iii. Obtain available as-built plan work and information regarding existing streets, public utilities, ponds and creeks.
    iv. Meet with City of Denton staff to review findings.
  b. Analysis:
    i. Establish if a flood plain exists in this area and locate flood plain limits on the survey.
    ii. Establish the adequacy of the service of existing public utilities for the proposed development.
    iii. Obtain letters of service from the electric, telephone and gas providers.
  c. Provide report regarding field conditions and development concerns.
  d. Master Plan to include Schematic Plan of the overall site as follows:
    i. Schematic Roadway Exhibit based on information provided by Traffic Consultant.
    ii. Drainage Plan including modifications to water features, drainage structures and storm water sewer layout.
    iii. Grading Plan.
    iv. Water and Sewer Plan.
2. Environmental Study (LopezGarcia Group)
  a. Vegetative/Habitat Zones
    i.

Prepare general vegetative zone map to indicate plant communities particularly sensitive to development and construction.

    ii. Prepare a zone map of habitat areas based on vegetation, topography, hydrology and field observation.  This map will express sensitivity to intervention.
  b. General Soil Zones
    i. This map will indicate erosion and expansion soil types and will identify likely aquifer recharge zones if they exist.
  c. Existing Water Features
    i. This will report on the general condition of the water edge regarding plant life, wildlife and soils.  This will be used to guide pond edge development to create a low impact.
  d. Preliminary Jurisdictional Determination
    i. Determination if potential wetlands are impacted by the development and therefore require permit by the US Army Corps of Engineers.
  e. Hazardous Materials Investigation
    i. A Phase I environmental site assessment and records search to determine the potential presence of hazardous materials.
  f. Cultural Resources Investigations
    i. Background information to document any existing cultural resources (archaeological/historic) on the site.
  g. Work with the F&S/UNT Design Team to comment on opportunities to integrate the natural features with the new development.
3. Traffic Study (DeShazo, Tang & Associates)
  a. Research and Data Collection Study
    i. Contact the City of Denton and TXDOT for parameters required for review and approval as well as future roadway projects.
    ii. Conduct local traffic counts.
    iii. Conduct 24 hour directional traffic volume counts 14 roadways in the immediate area.
  b. Traffic Impact Analysis
    i. Compile results and project the impact of the future development.  This analysis will be conducted in accordance with the Highway Capacity Manual.
    ii. Develop traffic operational improvements to mitigate conditions that may be below acceptable levels.
  c. Analysis of Traffic Access
    i. Evaluate existing and potential access constraints and identify opportunities to address anticipated problems.
  d. Analysis of Internal Traffic Circulation
    i. Assist in the design of the new campus development.
4. Noise Pollution Study (Wrightson, Johnson, Haddon & Williams)
  a. Conduct ambient noise survey (existing condition).
  b. Project noise levels with future development.
  c. Mitigating strategies.
5. Light Pollution Study (Blum Consulting Engineers)
  a. Conduct study comparing light pollution currently against the anticipated pollution at various stages of development.
  b. Project light levels with future development.
  c. Mitigating strategies.
