LAND ACQUISITION AND ADJOINING REDEVELOPMENT RECOMMENDATIONS

  1. Give high priority to completing the acquisition of properties within the UNT core area.

  2. Continue to make steady progress in assembling lands between Welch and Bernard. These lands are needed to meet the increased long-range demands created by growth in the numbers of metropolitan students. These lands are needed for parking, support facilities, and some community service facilities that can best be located on the campus edge.
  3. Acquire the lands between I-35W and Bonnie Brae Street. This approximately 70 acres of land can be used for athletic, recreation, and special research. These lands can work well for UNT, but have limited value for private investment because of access limitations from I-35W. Having these lands will give UNT more flexibility to attain the highest and best uses for lands fronting I-35E west of the hotel.
  4. Some or major portions of this area south of Eagle Drive should be acquired for expansion of student housing and for sorority and fraternity housing. Work with the City of Denton to consider an overlay district for certain landscape, development standards, and focused code enforcement.
  5. Encourage public / private cooperative strategies to cause this area to become more compatible with University and City goals. Mixed uses could include retail, restaurants, office, and some residential. Longer range redevelopment should include a landscaped boulevard solution to Eagle Drive and a gateway look for the area east of North Texas Blvd. The frontage on I-35E should be landscaped to complement the University improvements west of North Texas Blvd. The areas along Prairie Street have similar opportunities. Work with the City of Denton to consider an overlay district for certain landscape, development standards, and focused code enforcement.
  6. This area could become a UNT business and research park. Private or public/ private initiatives should be considered. Such a close by business park would increase opportunities for cooperative ventures between business and the University. It would complement the tremendous growth of technology businesses along the I-35 corridors.
  7. Encourage private or public / private reinvestment to redevelop this area into residential or mixed uses that complement the University.
  8. Work with the City and owners to continue to upgrade the stability and quality of this area. Code enforcement and other special programs are needed.
