This license is required for sales agents in Texas.</program-highlights-6><career-outlook-label/><career-outlook/><courses-label/><course-title-1>Real Estate Agency (3 hrs)</course-title-1><course-description-1>Creation, termination and practice of real estate agency relationship in regards to traditional leasing and marketing of property. Subagency, buyers agents and dual agency theory and practice are presented as required by all persons seeking a Texas Real Estate License.</course-description-1><course-title-2>Real Estate Law and Contracts (3 hrs)</course-title-2><course-description-2>Study of the legal principles governing real estate transactions with an emphasis on promulgated contracts. Topics include contract law, estates in land, types of ownership, deeds, mortgages, title insurance, agency and homestead.</course-description-2><course-title-3>Property Management (3 hrs)</course-title-3><course-description-3>Examination of the process and methods of managing real property assets. Topics include property leasing, marketing, maintenance, personal supervision, value analysis, taxation and cash-flow analysis.</course-description-3><course-title-4>Legal and Ethical Environment of Business (3 hrs)</course-title-4><course-description-4>Historical, economic, political and ethical bases of contracts and sales, including the Uniform Commercial Code, and the impact of regulatory agencies on business enterprise.</course-description-4><course-title-5>Personal Finance (3 hrs)</course-title-5><course-description-5>Financial planning, insurance, budgeting, credit, home ownership, savings, investment and tax problems.</course-description-5><course-title-6>Principles of Real Estate (3 hrs)</course-title-6><course-description-6>Survey of real estate principles, including real estate market, financial, investment and legal analysis.
